Pirdapir.ge — Owner-Direct Real Estate Marketplace in Georgia.

Pirdapir.ge is a real estate marketplace for Georgia where owners list their property directly — with no broker in between. I founded the project, run it as director and designed and built the platform myself: listings, search, paid promotion, online payments and the tools behind them.

Pirdapir.ge (“pirdapir” means “directly” in Georgian) connects property owners with buyers and tenants without an intermediary. The platform covers apartments, private houses, land, commercial space, hotels and daily rentals — for sale and for rent — in Tbilisi, Batumi, Kutaisi, Rustavi and the regions.

The site runs in Georgian, English and Russian. Every listing carries structured details — area, rooms, floor, condition, heating, parking and cadastral code — together with a photo gallery and a map. Prices convert between GEL, USD and EUR and show the price per square metre. Owners can be verified, and listings can be promoted to Featured, VIP or Super VIP, paid online through Bank of Georgia by card, Apple Pay or Google Pay.

Each listing page is published with RealEstateListing and BreadcrumbList structured data and hreflang alternates for all three languages, so every listing can be indexed on its own.

Challenge
Property listings in Georgia are dominated by agencies and brokers. Owners who want to sell or rent directly compete with agency ads, and buyers can rarely tell whether they are dealing with the owner or an intermediary. Listings are often thin on structured data, which makes comparison and search difficult.
Solution
A marketplace built around the owner: owner verification, a structured listing form that includes the cadastral code, search by deal type, property type and location, favourites and saved searches — and paid promotion tiers that fund the platform without charging buyers anything.
Process
I started from the data model — deal types, property types and locations down to district and street level — and then built the listing flow, search and promotion system on Laravel with Alpine.js and Tailwind CSS. Payments are integrated with Bank of Georgia. SEO was part of the first release rather than an afterthought: localised URLs in three languages and structured data on every listing. The site is served through Cloudflare.
